<p>Chandler center for the arts is just a stones trow away from the San Marcus Hotel and Golf Course.  It is used as a theatre from concerts to ballet.  The structure is filled with hundreds of thousands of dollars worth of chandeliers.  The entire city benefits from the structure as it is even used for the local high school concerts and art displays. </p>
<p>Fine dining isn&#8217;t foreign to Chandler, but some of the best restaurants are ran by Mom and Pop. <p>One of the most anticipated event of the year is the Ostrich Festival. I know that might sound a little out of place for Chandler, but Chandler had ostrich Farms back in the day.  In celebration of Chandler&#8217;s roots, people from all over the phoenix valley come to watch ostrich  races and enjoy a carnival.  Rides and plenty of good food abound.  Live music fills the air each night and unique vendors line the streets.  It is a fond memory for Chandler residents who remember the festival as kids.  It is a one of a kind festival that the entire family can enjoy. It last for a few days and happens one time a year. </p>
<p>Chandler also was a farming town.  There is still evidence of this in the way the city is laid out.  There are a few farms here and there that remain that give Chandler that rural look. <p>Although Arizona is a desert, Chandler has many lake communities and plenty of green golf courses.  With all the sunshine just about anything grows in Arizona.  All one needs to do is add water.  Chandler is an Oasis for many residents.  A good portion of the population comes from other states only during the winter time.  These winter visitors return to their home towns during the summer and take advantage of Arizona&#8217;s perfect winters.  The cost of living is very reasonable and is sure not to turn anybody away.  The variety of what Chandler has to offer will suit any new comer.  Residents are friendly and almost nobody is native.  Well, at least that is the way it seems.  With 4% a year population growth it is no wonder either.  Arizona is t he place to be.</p>

			<content:encoded><![CDATA[<p>It was only by chance I discovered this optimum solution for solving the problem of always having to worry about keeping my digital camera protected from both the elements, and too much knocking around.</p>
<p>I&rsquo;d been wanting a replacement for my dive camera and in the process of researching alternatives, came across this new generation of underwater cameras that work equally well out of the water. Even better is that they&rsquo;re still compact and lightweight enough to make sense as a replacement for my land use only digital camera.</p>
<p>So what&rsquo;s the point? Simply that I&rsquo;ve gotten fed up with digital cameras that can&rsquo;t take a little sand or water. When do we generally take the most pictures? How about while on excursions to new places or while vacationing or on holiday. Where do we often do these things? Beaches, snow-capped mountains, rivers, hiking trails &ndash; the list goes on.</p>
<p>The majority of our photographs are taken in environments where there&rsquo;s a better than average chance that our camera will get wet, muddy, or banged about. Instead of worrying about splashes or a little rain, and dropping it in everything from sand to snow, wouldn&rsquo;t it be handy if these technological marvels were just a bit hardier?</p>
<p>Well a handful of dive camera manufacturers have apparently gotten the message because they&rsquo;ve produced some rugged multi-purpose digital waterproof cameras. Better still is unlike their predecessors, they can be had at a much more reasonable price.</p>
<p>By predecessors, I mean those super-expensive, special-purpose underwater cameras with special housings that scuba divers and underwater photographers used. They are bulky and awkward to handle out of water and while one could remove the camera itself from the housing, that sort of defeats the purpose, as we&rsquo;re back to the original problem of having to take extra care with protecting the camera.</p>
<p>But these latest generation dive cameras are integrated units where the camera is made into a waterproof case comprised of impact resistant composite materials and armored with rubber at all the key places. Dropping them from several feet up leaves them unfazed.</p>
<p>They are lightweight (about a pound) and compact (less than 4 inches x 5 inches), and despite their small size, offer superb picture quality with ultra sharp, high-resolution images, even in low-light conditions such as those typically found underwater. Prices are comparable to a higher-end land use digital camera.</p>
<p>Of particular use are the settings that can be changed depending on whether you&rsquo;re shooting above or under the water. In &ldquo;undersea&rdquo; mode the various settings improve colors underwater by automatically adjusting shutter speeds and aperture settings. For &ldquo;land&rdquo; use they work like other land cameras allowing the user to adjust to conditions encountered above water. Other features include face detection and image stabilization.</p>
<p>Bottom line is eliminating the need for more than one camera. The same one that&rsquo;s perfect for scuba diving, now does double duty for hiking, mountain climbing, ocean kayaking, going to the beach, being out on the boat, and pretty much any other activity one might think of.</p>
<p>Even if you aren&rsquo;t a diver there are models made for snorkeling, and even though waterproof down to just about 10 feet or so, are less expensive. This is especially good news if your primary concern is finding a more rugged digital camera that won&rsquo;t give out after being splashed at the lake or left in the rain.</p>

			<content:encoded><![CDATA[<p>So many people who tell stories about really big fish that got away at the last moment would not be told if the person telling the story had just a basic knowledge of tying knots. Yes it&#8217;s true that if you are eager to get started with fishing and you just can&#8217;t stand the pressure the knot may have been worse than it would normally be. Most times, however, it has nothing to do with the fact that you just had to get your line in as quick as possible, but everything with not having a basic understanding of fishing line knots. You should be able to make these knots blindfolded, if you can do that then time will never be an issue anymore.</p>
<p>The first know your should learn is the arbor knot, this one attaches your fly line to the reel arbor. Put the line around the spool and then use an overhand knot around the line, to make it more secure, past the first knot, put in another overhand knot.</p>
<p>Then wet the line, lightly, pull the second know while you hold the spool in your hand, with the other hand you pull the line tight. Don&#8217;t worry, the first knot is there so the line will not skip through knot number two, now the reel can be loaded. You needed to wet the line for lubrication and that way your knot will be tighter.</p>
<p>Bent eyes? Different knots</p>
<p>Another knot that you should know when you like to go fly fishing is the turtle knot, this is used to attach flies to your line. The end of the line is put through the eye of your fly, make two or more wraps around the standing line, pass the lead end through the loop you now have created, this in turn forms an overhand knot. Pull this and pass the fly through the loop that is remaining, make sure it is tight and get rid of the excess line. When you use this knot you will notice that the fly moves in a much more realistic way on the water.</p>
<p>One of the tips you have to keep on mind when you start tying knots is that you need to wet the line, use some saliva or water from the lake or river. When the line is wet it will become easier to pull the line tight and also, once the line dries the knot will be stronger.</p>
<p>Sometimes a thin line could break when you pull the knot too tight. Always test the line before you start fishing by pulling the line just behind the knot and try to give as much pressure as the fish would put on the line.</p>
<p>In the end it all comes down on knowing how to tie the knot. If you don&#8217;t want to become one of those people telling others about big fish they just missed, start practicing those knots. If you know your knots then you&#8217;ll be the person with the pictures to proof your catches.</p>

Lenders are making it increasingly more difficult for the first time investor to enter the buy to let market. In response to the credit crunch, banks appear to be hitting landlords the hardest.</p>
<p>HBOS, who is the owner of a number of lenders including the Bank of Scotland and the Halifax, to name just two, has recently taken steps to effectively price itself out of the buy to let market. The other big lenders seem set to follow suit and &#8220;shut up shop,&#8221; for all but the most risk free investments. They seem set to abandon the buy to let investor until the property market shows serious signs of turning around.</p>
<p>The rates that are being offered to UK buy to let landlords are becoming so unattractive that it is causing many to either seek a buyer for their portfolio or decide to hold and not consider buying any new property or refinancing their current portfolio until things get back to some form of stability.</p>
<p>It is as if the banks have got together and made a collective decision to price the first time landlord out of the buy to let market. They are doing this by asking for larger deposits and changing rates to be so high that it makes it almost impossible for the first timer to see the value or profit in investing.</p>
<p>What are investors currently doing to weather this storm?</p>
<p>1. Many investors are now looking more seriously at buying overseas properties</p>
<p>2. Investors are holding onto their properties and not buying any more and not refinancing their current portfolio until the economic climate changes.</p>
<p>3. As an alternative to investing in buy to lets, investors are turning their hand to developing properties instead.</p>
<p>4. Investors are putting their money into other potentially lucrative investments; things such as becoming a venture capitalist are becoming very popular.</p>
<p>5. Property investors are now having to travel further than just their local area to find the right kind of properties at the right price. They are then trying to obtain the best mortgage rate they can and making a decision to sit things out until the market begins to move in a positive direction again. Then they will be able to refinance to a better rate and draw out some much needed cash from the equity.</p>
<p>Is there any good news?</p>
<p>For the experienced UK buy to let landlord who has a surplus of cash, there are some great bargains to be had. There is less competition at the moment, which means that those investors that have the cash and the knowledge to weather this storm are in a very strong position.</p>
<p>Home owners that have to sell their home are finding it difficult to sell. Hence, the opportunity for investors to pick up many BMV properties that previously they where finding it difficult to get their hands on.</p>
<p>At the moment surveyors don&#8217;t seem to have a grip on what the real current market value of property is and in certain situations this can open things up for the discerning investor to pick up a bargain.</p>
<p>Any property investor, including the first time investor, that is prepared to do double the work to find the bargain properties and then is prepared to live with perhaps a couple of years of higher mortgage rates, in a few years time when they refinance, will potentially see huge gains.</p>
<p>Although, many analysts are predicting the worst property crises for two decades, there are always those astute investors that seem to thrive in any sort of property market.</p>
<p>The question all investors, new or old, have to currently ask themselves, is do they see opportunity or just a black hole in the current buy to let market place. If all they can see is a black hole, then they will probably find making money from their investments virtually impossible in the current market conditions; however, if they see opportunity, they may end up being among the few property investors that thrive in these sorts of adverse investing conditions.</p>
<p>Lenders do seem to be abandoning the large majority of UK buy to let landlords; yet, what they are also doing, perhaps unintentionally, is separating the men from the boys, the strong from the weak, the experienced from the novices and the low risk investors from the gamblers.</p>

<p>What&#8217;s happening in the financial markets around the World?</p>
<p>The speed and the depth of reach of the fall out from the sub prime financial crisis in the States has taken many investors and financial organisations by surprise. Many people knew that the stability of the US economy had far reaching implications for the rest of the World, but just how far, is only just becoming apparent.</p>
<p>There has been a panic amongst lenders in the UK and a reluctance to really admit how hard they have been hit. Banks are becoming suspicious of each other and we are in a situation where they are no longer lending to each other as freely as they used to.</p>
<p>All the big lenders appear to have been hit heavily. Some of them are now admitting it openly and asking for help from shareholders while others are determined to try and put a brave face on and try to brave it alone.</p>

There is confusion within the Bank of England as to what is the best way to achieve this, but as a result of them knowing something has to be done, they have decided to make 50 billion pounds available to try and help curb the problem.</p>
<p>One thing that that has become abundantly clear is that many banks and financial organisations appear to be run by people with very little business and financial savvy themselves. Criteria that have been set in the past for lending purposes seem to have gone out the window and one has to ask oneself, on what basis where they set in the first place?</p>
<p>On the whole, 100% plus mortgages seem to have been abandoned. Big players in the buy to let mortgage market, such as Mortgage Express, have pulled key products, such as their same day remortgage product and are now insisting investors have had their property for at least 6 months before being allowed to remortgage.</p>
<p>Many property investors are finding life difficult as they are having a hard time finding mortgage products that make buy to let investing financially viable.</p>
<p>Surveyors seem to be running around like headless chickens, not really having a clue how to value properties in the current climate. While they where confident of their valuations in a more stable market, bring in a little instability and their valuations seem to be on shaky ground, with each surveyor looking over his shoulder and being scared to overvalue properties, hence many times undervaluing them.</p>
<p>Off plan property investors are being especially hard hit since surveyors are being particularly caution with anything that it is difficult to get comparables for. Properties that where bought off plan 18 months ago are now coming to completion and are not worth what they where projected to be worth.</p>
<p>The fragility of the lending World and how it operates has become painfully apparent to all.</p>
<p>Should you abandon the idea of buying property in the UK altogether?</p>
<p>Good question. And with the speculation of a UK property market crash, it is a question that many investors are asking. However, astute property investors don&#8217;t get caught up in speculation. They know that they just need to focus on buying BMV properties based on local affordability that have good rental yield and they will be fine.</p>
<p>They are confident that if they can buy these properties for around 4 times, or less, of what the local average salary is and they can manage to get a reasonable rental yield, then long term they are onto a winner.</p>
<p>However, if you are looking at buying in areas where the property prices are 7-10 times the local affordability then you are potentially on shaky ground.</p>
<p>These are great learning times for the positive thinking UK property investor. For the next few years you probably won&#8217;t be able to complacently buy a property anywhere in the country and just expect it to rise in value. Now, is the time when you have to learn your craft properly. It&#8217;s time to go back to school.</p>
<p>The next few years promise to be lean times for most investors. But for the wise, experienced investor who understands the property and financial markets and who knows how to work with them in any and all economic conditions, the next few years should be years of expansion, not contraction. Yes, there are difficult times a head, but out of huge challenges can come tremendous growth.</p>
